Southside is where a lot of Jacksonville actually works and shops. Deerwood is the older gated golf community at Baymeadows Road and Southside Boulevard — 1960s, not a 2015 village. Around it: Baymeadows, the St. Johns Town Center orbit, Gate Parkway, Butler Boulevard (JTB / SR-202), I-95, and I-295.

This page is for people whose week is the Southside employment corridor, not the Mandarin boat ramp. You can live in Deerwood and never need a CDD. You can also live in a nearby gated enclave, a 1990s subdivision, or a newer infill piece and have a completely different monthly stack.

Who lives here

People whose job is in the Southside office parks, hospitals, or Town Center retail management. Households that want to be between downtown and the beaches on SR-202. Buyers who like a gated street and a golf course more than a school-district move to St. Johns. Empty-nesters downsizing from further south. Relos who land at JIA, drive JTB, and realize this is where the hotels and the jobs already were.

Families who need a specific Duval school should not buy “Southside” as a brand. Assignment varies, and some buyers who start here end up in Mandarin or 32259 once they run the locator.

Why people move here

Deerwood itself. Public local-history accounts: the Skinner family developed Deerwood as a gated golf community beginning around 1960–1962, before the modern Southside highways filled in. It remains known for interior streets, a private country club (golf, tennis, pool, dining — club access is a membership question, not a tax bill), and a location that puts St. Johns Town Center and JTB/I-95 close. Housing inside the gates is mixed — townhomes and patio homes through large custom houses — so “Deerwood” is not a price.

The corridor. Southside Boulevard, Baymeadows Road, Gate Parkway, and Butler Boulevard (SR-202) are the skeleton. St. Johns Town Center is the regional retail magnet. Mayo Clinic and other medical/employment campuses sit in the wider Southside / JTB pattern. For many commuters, 15–30 minutes covers a large share of job sites — NeighborhoodScout has published that a majority of Deerwood workers fall in a 15–30 minute one-way band. Treat that as a published snapshot, not your personal ETA. I-295 and I-95 make the rest of town reachable and make rush hour a merge problem.

Beaches without a beach address. SR-202 east is the Ponte Vedra / beach run. You are not “at the beach.” You are on the inland side of the same highway a lot of beach workers use.

Schools. Duval County Public Schools. Names commonly associated with this map include Twin Lakes Academy Elementary, Twin Lakes Academy Middle, and Atlantic Coast High School — plus magnets and charters (River City Science Academy is often mentioned by Southside families). Verify every address in the DCPS locator. Jacksonville Country Day School is a private campus adjacent to this geography; it is not a zoning fact.

What to know

Southside is huge. 32256 alone is not one neighborhood. Filter by the pin, the HOA docs, and whether you can turn left at 5:30 p.m.

HOA / gates vs. CDD. Deerwood-style living is typically HOA / club, not a Nocatee-style CDD. Other Southside master plans (including newer ones farther south toward Bartram or east toward the beach) may have CDDs. Read the tax bill.

Flood. Not a river town in the Mandarin sense, but Florida drainage and isolated A/AE pockets exist. FEMA by address. Town Center-adjacent doesn’t mean dry.

Insurance. Commercial corridors and older roofs still hit premiums. Get quotes.

Noise and arterials. Baymeadows and Southside Boulevard are not Mandarin Road. If you need quiet, you want interior to a gate or a side street, not a “close to everything” listing that backs to a six-lane.

School-driven buyers often leave. If St. Johns County schools are the non-negotiable, you may be a Nocatee or Julington Creek buyer who merely works here. That is a normal outcome. We should discover it before you pay for four inspections on the wrong side of the county line.

Is Deerwood in St. Johns County?

No. Deerwood as described here is Jacksonville / Duval (32256 area). St. Johns starts further south. Town Center is still Duval.

Do I get country club membership with the house?

Usually not automatically. Club membership is a separate contract. Ask. Do not write it into your budget from a listing headline.

Can I live here and send kids to St. Johns schools?

Not by living here. School districts follow the property, not the job. Some families live Southside and use private or magnet options; others move south.
