Nocatee

Nocatee is not a city. It is a master-planned community in northern St. Johns County (with a Duval sliver in the original DRI), using Ponte Vedra ZIP codes (commonly 32081). The developer’s public description: about 25 square miles / 14,000 acres, with over 60% (up to about 9,000 acres) remaining in preserve. St. Johns County’s 2001 development order described approximately 13,323 acres (about 11,332 in St. Johns and about 1,991 in Duval). Use “large, preserve-buffered, village layout” as the idea; use the parcel for the facts.

People move here for St. Johns County School District, for the amenity stack (Splash and Spray water parks, trails, Town Center), and for a golf-cart / greenway lifestyle that Mandarin does not offer. They pay for it with HOA + Tolomato CDD assessments and with a commute that lives on Nocatee Parkway, 9B, and JTB.

Who lives here

Relocating families who put St. Johns schools and a planned community at the top of the list. Households that want the Town Center (grocery, dining, services) inside the plan. 55+ buyers looking at Del Webb / Canopy Club product. People who will use the water parks, greenway, and golf-cart paths every week — because if you don’t, you are mostly buying a fee package.

Why people move here

Scale and preserve. Villages are separated by greenway and wetlands by design. The Nocatee Greenway is described by district materials as a large interconnected habitat system with trails and cart paths linking residential areas, parks, and Town Center.

Amenities you will actually be asked about. Tolomato Community Development District materials list facilities the district financed and maintains, including Splash Water Park, Spray Park, Crosswater Hall, the Fitness Club, Nocatee Swim Club, multiple parks, and the greenway trails, plus major roads such as Nocatee Parkway. Hours, age rules, and guest policies change — check current resident sources, not a blog from 2021.

Town Center. Daily retail and services inside the plan. That is a real difference from a subdivision that still drives to San Jose Boulevard for milk.

Schools. St. Johns County School District. Nocatee is commonly associated with K-8 academies (Palm Valley Academy, Valley Ridge Academy, Pine Island Academy, and newer campuses). The district lists Sabal Crest Academy at 1515 Conservation Trail, Ponte Vedra, FL 32081, as open for the 2026–2027 school year, and Magnolia Oaks Academy as also open for 2026–2027. High school feeders in the wider map include Allen D. Nease High School and Ponte Vedra High School. Village-level assignment changes when new K-8s open. Use the SJCSD Attendance Zone Locator on the exact address, then again if your closing crosses a school year.

Beach without a beach lot. Mickler’s Landing and Ponte Vedra beach access are a short drive east, not a walk from every village. Coastal living and Nocatee living are neighbors, not synonyms.

Commute. Downtown / Southside / Gate Parkway jobs typically run Nocatee Parkway to 9B / JTB. Published “20–25 minutes to downtown” figures assume cooperation from those roads. Mayo Clinic Jacksonville is a common employment destination in this pattern. NAS Jacksonville is a longer, less natural run than from Orange Park. Drive it.

What to know

Tolomato CDD + POA + village HOA. Nocatee sits in the Tolomato Community Development District (Chapter 190). The CDD assessment on the tax bill typically has debt service (bonds, sometimes prepayable) and O&M (ongoing). “CDD paid off” in a listing usually means the debt line, not the O&M line. On top of that: Nocatee Property Owners Association and a village HOA; gated enclaves may add a third layer. Pull: latest tax bill (non-ad valorem section), district lookup, and HOA resale package.

Insurance and flood. Preserve and stormwater lakes are not a free pass. FEMA by address. Florida wind/roof underwriting still applies to inland master plans.

Golf carts are infrastructure. Paths, parking, and some school-line culture assume carts. If you will not own one, you will still fund the system.

New construction vs. resale. Inventory mix shifts as villages finish. Builder contracts and CDD disclosures are their own animal. Resales still need the same CDD/HOA read.

Duval sliver. The original DRI included acres in southeast Duval. Do not assume every “Nocatee-area” pin is St. Johns schools. Confirm county.

I am based in Mandarin, not in the Nocatee Welcome Center. I still work this plan because buyers comparing 32223, 32259, and 32081 need one person who will not pretend they are the same. We will model HOA + CDD + insurance before we tour the splash park.

Julington Creek / St. Johns is the older 32259 master plan. Bartram / Durbin sits on the 9B / Race Track retail line if you want St. Johns or Duval closer to Town Center.

Is Nocatee in Jacksonville?

Most of what people mean by Nocatee is unincorporated St. Johns County with a Ponte Vedra address. The original DRI included Duval acres. Confirm the parcel’s county.

Are Splash/Spray parks included?

They are district amenities funded by the CDD/POA structure for residents, subject to rules and hours. They are not a municipal free park for the general public. Confirm access with resident services.

Can I skip the CDD if I pay cash?

Paying cash skips a mortgage, not a tax-bill assessment. O&M continues. Debt may be prepayable — that is a district/estoppel question at contract.
