Nocatee versus Julington Creek in St. Johns County

When people look in northern St. Johns, Nocatee and Julington Creek Plantation are usually the two names on the list. Both are big, well-known communities with strong St. Johns schools. They do not feel the same once you live there. Here is how I break it down.

Where you actually are

Julington Creek Plantation sits in northwest St. Johns along Race Track Road near Fruit Cove. It is about 20 miles south of downtown Jacksonville and about 7 miles south of I-295. If you work downtown, on the Southside, or near the I-95 healthcare corridor, the drive is direct and pretty predictable. It is inland. The beach is about 30 to 40 minutes.

Nocatee sits farther southeast, in Ponte Vedra and Palm Valley off US-1 and the Nocatee Parkway. You are 10 to 20 minutes from the ocean and close to the Intracoastal. The trade-off is a longer drive into downtown Jacksonville.

Driving between the two takes about 25 to 35 minutes, usually on County Road 210 or I-295.

What the homes cost

Julington Creek Plantation started in 1994 and is built out: about 4,120 acres and 5,800 homes. Nocatee is newer and still releasing phases and floor plans.

Based on MLS sales records for the closing period ending September 14, 2026, the gap is clear. The median sold price in Nocatee was about $668,000. In Julington Creek Plantation it was $505,000. Price per square foot followed the same pattern: about $281 in Nocatee and $222 in Julington Creek. Homes in Julington Creek also moved faster, with a median of 29 days on market versus 133 in Nocatee.

New construction made up about 76 percent of Nocatee closings in that period. Julington Creek had none. If your budget is $450,000 to $550,000, you will find single-family options in Julington Creek. In Nocatee that range is mostly townhomes, smaller condos, or older resales on the edge.

The yearly costs

Both have a CDD on top of HOA dues. The CDD is on the tax bill and pays for community infrastructure.

In Nocatee, Tolomato CDD assessments for St. Johns parcels ran about $1,770 to $2,420 for fiscal year 2025. On the Duval side they were about $1,786 to $2,197 for 2026. Some owners paid the bond portion off early, so the yearly number can differ from one house to the next on the same street.

In Julington Creek Plantation the assessments are lower: about $1,385 for a single-family home and $846 for a townhome. HOA fees still vary by subdivision, so we check the combined yearly cost on the exact address before you offer.

What daily life feels like

Julington Creek Plantation feels like an established suburban neighborhood. Mature trees, preservation land, quiet streets. It has more than 100 lakes, about 1,200 acres of nature preserve, and seven miles of paths. The recreation hub has a competition pool, a family pool with slides, tennis, a fitness center, and a sportsplex with a skate park. There is no town-center retail strip. The point is outdoor recreation and a settled neighborhood.

Nocatee is a network of villages. Golf carts are normal. Amenities lean resort: Splash Water Park with a zip line, a spray park, a kayak launch, dog parks, and a lot of trail. The Town Center puts grocery, medical, restaurants, and shops inside the community. There is a real event calendar: food trucks, farmers markets, outdoor movies.

Schools

Both are in the St. Johns County School District. That is a big reason people look here. They do not feed the same schools.

Julington Creek Plantation is tied to Julington Creek Elementary, Fruit Cove Middle, and either Creekside or Bartram Trail depending on the street. Nocatee is served by schools built for the community, including Valley Ridge Academy for kindergarten through eighth grade, plus Allen D. Nease or Ponte Vedra High depending on the village.

Boundaries shift as the county opens new campuses. We check the district zone locator on the exact address before you buy.

Which one fits

Pick Julington Creek Plantation if you want more house and lot for the money, a cleaner commute into Jacksonville, mature trees, and lower district fees. Pick Nocatee if you want a newer home, 10 to 20 minutes from the beach, golf-cart access to the Town Center, and you are fine with the higher price and CDD.
