Is new construction in Nassau right for you? If you want a newer floor plan, a builder warranty, and a county that is still adding streets, yes. Nassau gives you planned communities on the mainland and coastal options near Amelia Island, without the same bidding pressure you see on older roofs farther south.
Where the new homes are
Wildlight. Nassau’s flagship planned community near I-95. Trails, parks, a town-center feel, and Amelia Island a short drive away. This is the easy yes if you want new-home energy and a clean commute.
Yulee and the mainland. Most of the active new construction sits here. You get the I-95 access, the newer streets, and the option to compare a finished spec home with one you choose the finishes on.
Fernandina and Amelia Island. The coastal end of the search. Not every listing is a production build, but if you want the beach and a newer home, this is the pocket we check against the mainland. Amelia Island guide.
Heron Isles and Oyster Bay. Established Nassau neighborhoods that still show new or newer inventory. Useful when you want a community that is further along than a first-phase build.
How buying new construction works
Get preapproved before you walk a model. Compare at least three lenders, not just the builder’s preferred one. Decide whether you need a quick move-in spec home or can wait roughly six months for a from-scratch build. Read the contract and the deposit terms before you write a check. Hire your own inspector — the city’s Certificate of Occupancy is not the same as someone working for you.
The agent in the sales office works for the builder. Your own agent negotiates terms, compares incentives, and stays with you through inspection. In nearly all new construction deals here, the builder pays the buyer’s agent, so it does not cost you extra. More on the process in the new construction Straight Talk.
What I will not guess
HOA dues, CDD fees, and builder incentives change by community and by phase. I will not invent a number on this page. Ask me for the current list on the homes you are actually considering, and I will pull the documents and the incentive sheet.

Drive times, in plain terms
I-95 is the reason a lot of buyers pick Nassau. Jacksonville and the airport are a straightforward run from Yulee and Wildlight. Amelia and Fernandina are a comfortable drive when you want the beach or Centre Street. We time a midweek commute so the number is real, not a best-case guess.

Nassau new construction questions
Do I need my own agent for new construction?
Yes. The on-site agent works for the builder. Your own agent protects your side, and the builder almost always pays your agent's fee.
How long does a new build take?
A finished spec home can close in 30 to 90 days. Building from scratch on a production plan is closer to six months. We confirm the timeline with the specific builder.
Is Wildlight on Amelia Island?
No. Wildlight is mainland Nassau near I-95. Amelia is the island. A lot of buyers tour both.
Are there HOA or CDD fees?
Most new communities have an HOA. Some have a CDD as well. We review the exact fees on the home you are serious about.
Should I search first or call first?
Either works. Use the search button to see current Nassau new builds, or call or text (904) 944-9964 if you already know the community.
