San Jose

San Jose is a Southside Jacksonville neighborhood on the east bank of the St. Johns River, a few miles south of downtown. ZIP 32217 is the core of this page (the broader San Jose name also shows up in 32257). University Boulevard, San Jose Boulevard, and the river frame daily life. I-95 sits to the east; it pulled later growth toward the Southside and left San Jose primarily residential.

This is not Mandarin, even though people drive the same boulevard. San Jose is closer in, more mixed in housing age and price, and more likely to include gated 1980s–1990s pockets next to 1920s Mediterranean Revival streets.

Who lives here

People who want a Jacksonville address that still reaches downtown without a 32259 school-run. Households tied to San Jose Country Club, The Bolles School, or the Jewish Community Alliance campus. Owners of mid-century ranches who never wanted a CDD. Buyers hunting a smaller lot closer to town. Residents of Villages of San Jose, the gated community built in the 1980s on the old Beauclerc Country Club site — a different product than the historic grid.

I work 32217 as part of the same south-river farm as Mandarin. If you are choosing between “closer in” and “more oak canopy further south,” this is the conversation.

Why people move here

Location on the river corridor. Geography: about four and a half miles from downtown, east bank of the St. Johns, historically bounded toward University Boulevard and the rail line west of US-1. Commutes to downtown, San Marco, and the Southside jobs belt are shorter than from Fruit Cove. They are not automatically easy — San Jose Boulevard still stacks.

Housing with a past. San Jose Estates was platted in the 1920s Florida land boom (San Jose Company / San Jose Estates, landscape architect John Nolen, golf by Donald Ross). The boom broke; the hotel later became The Bolles School (opened 1933 in the former San Jose Hotel). San Jose Country Club occupies the golf landscape. Epping Forest (the duPont estate, later a yacht club community) sits on the river. Original Mediterranean Revival houses still stand among later infill. After World War II, Stockton, Whatley, Davin & Co. re-platted much of the remaining land. I-95 in the 1960s redirected growth east and helped keep San Jose residential.

You do not need that history to live here. It does explain why the streets don’t look like a 2018 village.

Parks and daily pieces. City parks in and around the area include names such as Nathan Krestul Park, Verona Park, Baker Skinner Park, and others on the city’s list. The JCA sits on the former Beauclerc Country Club clubhouse/pool site. Errands run San Jose Boulevard and the University / Old St. Augustine edges — not a town-center formula.

Schools. Public assignment is Duval County Public Schools, by address. Private options are part of why some buyers shortlist 32217 (Bolles is in the neighborhood). I will not rank campuses. We pull the DCPS locator for any house.

What to know

Villages of San Jose is a subset, not the whole map. It is a gated community with a master association (and sub-associations such as Manor Homes). Courts and amenities are resident/guest rules, not public parks. HOA living applies.

Infill is active. In 2026, Jacksonville City Council approved land-use and zoning changes for a residential project on the former Kings Trail Elementary site at 7401 Old Kings Road South (school closed by Duval County Public Schools). Neighbors organized around traffic, canopy, and buffers. If you buy near Old Kings / Powers, ask what is entitled next door — not because it is good or bad, because it changes the street.

HOA vs. no HOA. Historic and mid-century streets may have little or no association. Gated villages have documents. Read them.

Flood and insurance. River, creeks, and low lots exist. FEMA by address. Insurance quotes early. Waterfront and near-water houses need a dock/seawall conversation that a tax record will not finish.

Name collision. “San Jose” is also a California city and a boulevard that runs all the way through Mandarin. Search filters should use 32217 plus the map pin.

CDD. Not the default here. If a specific development has a special district, it will be on the tax bill.

How I work San Jose

Buyers: we separate river houses, club-adjacent streets, Villages of San Jose, and ordinary ranches — they do not appraise as one neighborhood. Sellers: condition and insurance (roof, four-point) matter as much as the boulevard address.

Treat it as a gated HOA community with a master association. Confirm assessments on the specific parcel. Do not assume a St. Johns-style CDD.
